Our vacation homes are in fabulous locations with excellent views & each has a unique feel and amenities. We rent our vacation homes in a low-key straight forward manner. Though our primary responsibility is to our owners, they benefit only when you, our guests, receive exceptional services. History of Our Kobayashi Family Rentals
Harold and Nancy Kobayashi were born on Kauai in the 1920’s. For years they worked as farmers. Harold was a smart man and with a touch of a visionary. They invested their hard earned savings in land and built some rentals on Hanalei beach. Harold was a great story teller and Nancy was known for her great food and hospitality. For about 35 years, we grew by word of mouth, with many of the same families coming back year after year, becoming friends with everyone’s kids growing up together.
Some of those mainland ‘ohana are coming back with 3rd, 4th & 5th generations to enjoy Hanalei. Harold and Nancy’s children are perpetuating their parents’ legacy renting those oceanfront & walk to bay homes. I was the daughter in law with the real estate license, so it seemed natural when my husband starting renting his house in 1998 that I would branch into renting and marketing the vacation rentals. I guess vacation rentals are now in our blood.
Beach and Bluff Realty has expanded inventory to include the Princeville homes of some of our friends. We offer a very special selection of North Shore rentals with deep island roots and history. Continuing in the family vein, my son Ray and his wife, Grace are learning the business so that I can retire eventually.

Suzanne Kobayashi
I am Suzanne Kobayashi, the owner and broker of Beach & Bluff Realty. I have many years of experience in sales, property development, long term rentals & vacation rental property management. The Kobayashi family has had vacation rentals in Hanalei since the 60’s. I have a very active life here on Kauai balancing work, family, spiritual practice, friends & fun. I have many interests & hobbies, including gardening, art, music, travel, and culinary adventures at home and abroad. I have enjoyed the 4 generations of family I am blessed with.
I love working with folks on vacation who respect the people and culture of the place they are visiting. They are happy to be going on vacation and I can totally relate! I enjoy providing our guests with wonderful places to stay, an easy booking experience and aloha.
Raymond
Ray was born and raised on Kauai. He is learning the business from his Mom, Suzanne. Additionally, he is a licensed Realtor Associate. He is a true asset to Beach and Bluff Realty and knows the ins & outs of our BeachKauai vacation rentals. Ray has many building skills and can fix almost anything. He knows and enjoys the properties and the owners, many of whom are family. He also has many backend duties and answers the emergency guest calls.
Ray loves Kauai, is a grandpa & a gearhead. He loves off-road biking and camping with his wife.
Grace
Grace settled on Kaua’i in 2015 for project management, consulting and teaching work in the Permaculture and Wellness arenas. Ray & Grace met while she was providing eldercare for Suzanne’s mom. She started helping out with the vacation rental business in 2020 and now supports our guests as our reservationist, and the business with administrative support. Her interests include teaching holistic yoga, sustainable off-grid living, neuroscience, and intuitive development.
